Local Housing Allowance Rates for February 2012
How many rooms am I entitled to?
The number of rooms you are entitled to claim for depends on the number of people who live with you in your household. Please use the following as a guide and do not count the living room, kitchen or bathroom.
You are entitled to one bedroom for:
- every adult couple
- any other adult aged 16 or over
- any two children of the same sex aged under 16
- any two children aged under 10
- any other child
Up to a maximum of 4 bedrooms.
However if you are a single person under the age of 35 years and living alone, you will only be entitled to the 1 bedroom* rate in the first column, regardless of whether your accommodation is self-contained or not.
Housing Benefit for most single people under 35 is now restricted to the amount for a room in shared accommodation.
This change will only affect Housing Benefit for people who rent from private landlords.
- If you make a new claim for Housing Benefit, move address, or become entitled to less bedrooms you will be affected straight away.
If you are already receiving Housing Benefit, the change may not take effect straight away. It will affect you the next time we set a Local Housing Allowance rate or receive a new Rent Officer valuation.

These rates are the calendar monthly amounts your Benefit calculation will be based on when you apply for help with your rent. Please be aware that these change monthly, and can go up or down depending on market conditions

* This column relates to the amount which will be paid where a tenant has the sole use of 1 bedroom, but has to share the other facilities, such as the kitchen and bathroom with others who are separate independent tenants. The other columns show the amounts for self-contained accommodation.
