Local Land Charges Information

A Local Land Charge is a restriction on a particular parcel of land, either to secure payment of a sum of money, or limiting the use to which the land may be put, and is binding on successive owners or occupiers of that parcel of land.

A search is made against the 'Register of Local Land Charges'. This is held and maintained by this council. Searches can be requested by you, or more commonly, through a solicitor or Home Information Pack provider.

Local Land Charges is a specialist service. It deals with searches and enquiries from solicitors acting on behalf of property buyers, land developers, financial institutions, government departments, utilities like the water board, electricity, gas, railways and other bodies as well as private individuals.

Enquiries of the local authority will involve answering up to 69 standard questions on road and railway schemes proposals, planning history, and many other matters affecting the property. In order to reply fully, information is obtained from North Hertfordshire District Council. It should be noted that a local search only relates to the property. Details of neighbouring properties/land must be requested and will be charged at a separate fee.
