Housing Market in North Hertfordshire
North Hertfordshire district comprises the three market towns of Baldock, Hitchin and Royston and the first Garden City of Letchworth, plus 33 rural parishes and surrounding countryside.
The 2001 Census reveals a population of some 116,900 people and 48,810 households.
The demand for housing in the district has traditionally been high. The housing market has however suffered as the UK economy entered into recession, with local house prices falling from the highs of 2007. However Land Registry
data have recorded increases in district-wide house prices over the past four quarters.
House prices across the district
The Council undertakes twice-yearly surveys of properties advertised for sale and rent in the district. This provides us with a better understanding of how prices vary across the district and crucially, by size of property.
As an indication, average asking prices for particular types of housing in the district are shown in the table below. These represent a ‘snapshot’ of the property market in June 2010.

There is also some degree of variation in house prices across North Hertfordshire, depending upon location. Properties in village areas and in the centre of the main towns are generally more expensive than those in other locations.
Currently, average rents in the private sector range from just over £520pcm for a 1 bedroom flat to £800pcm for a 3 bedroom house.
