Shared Ownership Schemes
The shared ownership scheme is one of a range of government initiatives to help people who would otherwise be unable to buy their own homes.
Under this scheme, individuals are able to buy a share of a housing association property and pay rent on the remaining share.
The amount of equity initially purchased is normally between 25% and 75%. Gradually the shared owner may buy further shares and eventually own their home outright.
The scheme is intended to help those in housing need who would otherwise be unable to buy a property outright. Anyone who wishes to be considered for shared ownership properties must be on the Common Housing Register, as North Hertfordshire District Council have 100% nomination rights to all new built shared ownership properties within the North Hertfordshire area.
The Council works with local housing associations to ensure that an appropriate number of shared ownership properties are provided on new housing developments to meet local need.
A small number of shared ownership properties may also become available if an existing owner wants to sell their share of the property. These properties will be advertised in local estate agents.
