Deposit Guarantee Scheme
The deposit guarantee scheme enables people to access properties in the private sector. It aims to help people who have either
- been on the housing register for six months, or
- who have been accepted as homeless or threatened with homelessness and have a local connection with North Herts.
The Council helps an applicant to find landlords who will accept a deposit guarantee and who also accept tenants on low incomes or on housing benefit payments. The Council provides access to these properties but does not manage them. The individual owners manage the properties.
The Council provides a guaranteed deposit of one months’ rent to cover any damage to the property, and/or missing or theft of any items. If any guarantee is paid to the landlord, the tenant then repays it to the Council.
The owner of the property enters into a tenancy agreement with the applicant. This is legally binding and commits the applicant to remaining in the property, and paying the rent for a set period, the minimum of which is six months.
