Housing Market in North Hertfordshire

North Hertfordshire district comprises the three market towns of Baldock, Hitchin and Royston and the first Garden City of Letchworth, plus 33 rural parishes and surrounding countryside.

The 2001 Census reveals a population of some 116,900 people and 48,810 households.

The demand for housing in the district is high, although recent reports from Hertfordshire County Council suggest that the current economic slowdown has started to impact upon the market, with small falls in house prices being recorded.

The table below provides the latest information available about the average price of different types of houses in the district and in the county as a whole.

Currently, rents in the private sector range from around £530pcm for a 1 bedroom flat to £900pcm for a 3 bedroom house.

Many local estate agents operate their own websites, which of course provide a much finer degree of information about local properties.

House prices across the district

The Council undertakes twice-yearly surveys of properties advertised for sale and rent in the district. This provides us with a better understanding of how prices vary across the district and by size of property.

As an indication, average asking prices for particular types of housing in the district are shown in the table below. These represent a ‘snapshot’ of the property market in July 2008.

There is also some degree of variation in house prices across North Hertfordshire, depending upon location. Properties in village areas and in the centre of the main towns are generally more expensive than those in other locations.
