Local Land Charge Searches

If you are a potential buyer or seller of a property in North Hertfordshire, then you may well be aware that, as part of the conveyancing process, a search against that property is conducted. Further information can be found on the 'Local Land Charges Information' page.

Local Authority Search

A full Local Authority search is in two parts. The first part of the LLC1 deals with all registerable charges, such as planning agreements, grants, tree preservation orders, and listed buildings.

The second part, the CON 29 deals with issues such as road schemes, planning history and environmental matters. For a full list of Con 29 questions can be found on the information page.

The information given on a search relates only to the property or land identified on the search requested and plan. The Council does not provide information regarding surrounding property or land unless this is specifically requested.

Home Information Packs

Home information packs have now been suspended.

The Government has announced the suspension of Home Information Packs with immediate effect from 21st May 2010.

Homes marketed for sale on or after 21st May 2010 will no longer require a Home Information Pack (HIP).

Personal Searches (Appointments Only)

A personal search is an inspection of the Local Land Charges Register. Personal searches can be made by members of the public or their Agent , but by appointment only.

With regards to the Government’s announcement that the £22 fee for viewing a copy of the Local Land Charges Register has been revoked from 17th August 2010. At North Hertfordshire District Council the Local Land Charges Register is stored on computer and partially in manual files. This means that in order for a personal search to be conducted our staff must collate all the relevant information in advance.
