Houses in Multiple Occupation

Your property is a House in Multiple Occupation (HMO) if both of the following apply:

  • at least 3 tenants live there, forming more than one household
  • toilet, bathroom or kitchen facilities are shared

A household consists of either a single person or members of the same family who live together. It includes people who are married or living together and people in same-sex relationships.

The standards that apply to rented houses also apply to Houses in Multiple Occupation, but there are additional standards for the number of amenities, fire precaution facilities and equipment in larger properties.

Owners of larger HMOs are required to apply for a licence.

The person having control of an HMO has a duty to maintain it to a good standard of repair. Occupants have a duty to keep the common parts tidy and not to tamper with equipment provided to fight fire.

We carry out periodic inspections of HMOs to ensure the premises are properly managed and maintained.
