North of Stevenage draft masterplan

Land to the north of Stevenage is identified in our adopted Local Plan as an allocated site for the development of approximately 900 homes and supporting infrastructure within the parish of Graveley.

Policy SP16 of our Local Plan sets out a number of specific requirements for the site.

These include:

  • preparation of a Strategic Masterplan
  • integration with adjoining development in Stevenage Borough
  • a two-form entry Primary School
  • links into pedestrian, cycle and public transport networks
  • integration of existing Public Rights of Way
  • sensitive consideration of Graveley village and the St Nicholas & Rectory Lane conservation area

Consultation

Croudace Homes have prepared a draft masterplan for the site. Consultation on the masterplan, including a public exhibition at Stevenage Town Rugby Club, took place in July 2023.

The exhibition material and draft masterplan are available to view on a dedicated website.

Next steps

Following the consultation, the masterplan is being finalised. It is expected to be presented to councillors in 2024.

An outline planning application for this site was submitted to the council in December 2023. This is currently under consideration. The application and associated documents can be viewed on planning application search page using reference 23/02935/OP.
